Why Cypress Pathways

Our Difference

You have the capital and the vision to start your project. Here's why clients choose to work with us.

01
Time is money

We protect your most valuable asset.

Poor title research, policy missteps, and lack of awareness of local government priorities end up costing developers thousands of dollars in unnecessary delays. We bring years of experience inside the world of municipal development permitting — knowing not just what government officials will need, but how they will think about your project.

02
Permitting is stressful

We take the minutiae off your plate.

Whether you are a developer or investor, your priorities lie in expanding your business and saving time for higher-order strategic planning. We handle the application forms, emails, meetings, community presentations, and other items that end up distracting you from the real key decision points.

03
Cost ROI

Local expertise at a fraction of the cost.

Large permitting companies charge inflated rates to support their institutional-scale work. We are a local start-up of qualified professionals from the brokerage and planning industries. The small size of our operation allows us to charge a fraction of what larger players do — adding value and saving money on your balance sheet.

Max Houghton
Founder & Principal

Max is a real estate development professional with a passion for livable, well-designed communities and a mission to create more housing in New England.

Max's early work in policy and housing advocacy informed his belief in the imperative to promote sustainable development in and around New England's major cities. He went on to join the public sector advisory practice of a global management consulting firm, where his specialization in federal grants management and program design made him a key resource on the effort to upgrade municipal infrastructure following the devastating summer 2023 floods in central Vermont.

Max's experience also includes time working for the Boston Planning and Development Agency (BPDA), where he served as the permitting and entitlements manager for projects within Boston's urban renewal zones. Max's work at the BPDA exposed him to the intricacies of Boston's zoning code, including Article 80, Article 35, CFROD, GCOD, and MGL 121A/B.
